Closing day in San Diego is a blur: wiring funds, signing at the escrow office, waiting for the county to record, then finally the text from your agent that the keys are in the lockbox. Rekeying is the one job that should happen before anything else, and it is the one most people postpone. Here is why, and exactly what to do.
Why rekey a home you just bought?
You do not know who has a key. That is the whole argument.
- The previous owners made copies over the years for family, neighbors, dog walkers and house sitters.
- During the listing, the lockbox on the door was opened by every showing agent, inspector, appraiser and contractor.
- Cleaners, painters and handymen hired for the sale often received a key and never gave it back.
- Builders and subcontractors on new construction used keys for months before you arrived.
None of those people are likely to be a problem. But a rekey costs a fraction of the price of one break-in, takes under an hour, and removes the question entirely. That is why a new home rekey is the first job most buyers book.
Which doors should you rekey?
Walk the outside of the house and count every keyed lock. People routinely forget half of them.
Front door
Deadbolt and keyed handle if it has one. Two cylinders.
Back and patio doors
Sliding doors usually have a keyed lock only on older models; many just have a latch. Hinged patio and French doors typically have a deadbolt.
Garage entry door
The door from the garage into the house is an exterior door as far as security goes, because the garage itself is easy to open with an old remote. Rekey it. Then reset the opener remotes and keypad.
Side doors, laundry doors, gates
Side yard gates with keyed locks, workshop doors, pool-equipment enclosures. If it has a keyway and leads to your yard or house, include it.
ADUs and casitas
San Diego has thousands of accessory dwelling units. If yours has a tenant, it needs its own key. If it is for guests or family, decide whether it goes on the house key or stays separate.
Mailbox
Curbside boxes usually have no lock. If your street uses a cluster mailbox, who changes the lock depends on who owns the box: for a USPS-owned unit the local post office changes the lock and issues new keys, and USPS rules say a new resident is not charged for that first lock change, while a unit owned by an HOA, builder or property owner is the owner’s responsibility, and we can replace a mailbox lock on those on the same visit as the rekey. Ask your local station if you are not sure which you have. Private locking mailboxes can be rekeyed or have the cylinder swapped.
Should you put everything on one key?
Usually yes. A keyed-alike rekey puts every lock that shares a keyway on a single key. New keys for the household, one key each, no ring of mystery keys.
The limit is the keyway. All Kwikset locks can share one key. All Schlage locks can share one key. A mix cannot. If the house has a stray brand on one door, the locksmith can swap that lock so the whole house matches. Decide this before the visit so it happens in one trip.
Is this the moment for a smart lock?
Move-in is the best time to add a keypad or app-controlled lock, for three reasons:
- You are already changing keys, so nothing is disrupted twice.
- You can give the movers, cable installer and cleaners temporary codes instead of a key.
- The smart lock’s key override gets rekeyed to your new house key at the same visit.

When exactly should you do it?
- Best: the same day you receive keys, before the movers arrive.
- Fine: the day before move-in if you get keys early.
- Too late: after you have unpacked and the boxes of valuables are inside with every old key still live.
In San Diego the gap between recording and physical possession is often a few hours, sometimes a day. Book the locksmith for that window. If the seller has a rent-back, book for the day they hand over the house.
San Diego specifics
Condos and HOAs
In Downtown, Mission Valley and University City condo buildings, you rekey your unit deadbolt; the association manages the lobby, garage and amenity doors, usually on fobs. Master-planned communities
Many newer tract homes in Carmel Valley, 4S Ranch and Eastlake and Otay Ranch came with builder-grade Kwikset hardware, often SmartKey on homes built since the late 2000s. Older homes
Craftsman and Spanish revival homes in North Park, Kensington and South Park may have original mortise locks or heavy solid-brass hardware such as Baldwin added by a later owner. These are worth keeping and rekeying rather than replacing. A locksmith who works on them regularly will tell you which cylinders still have good springs, which need parts, and which are past saving and due for replacement.

Escrow timelines
Many California escrows run 30 to 45 days, and the keys usually change hands once the deed records. Ask your agent for the expected recording time so you can schedule the rekey for that afternoon.

Does the seller have to rekey the house before closing?
No. Standard California purchase agreements do not require the seller to rekey. Buyers handle it themselves after closing, which is why rekeying is the first job most people book once escrow records.
How soon after closing should I rekey?
The same day you receive the keys, or the day before you move furniture in. The window between closing and move-in is when the most people have had access and the fewest people are watching the house.
Should I rekey or replace the locks on a new-construction home?

What about the garage door opener?
