San Diego rental realities: STRO, HOAs and salt air

The City of San Diego regulates short-term rentals through its Short-Term Residential Occupancy (STRO) license program, and neighboring cities have their own rules. Check the current requirements for your address before listing; a good lock does not replace a license, but it does make it easier to run a compliant, low-drama rental.

Coastal rentals in Mission Beach, Pacific Beach, Ocean Beach and La Jolla see heavy turnover and constant salt air. We favor locks with a good weather rating on those doors and can rekey or service the cylinder when corrosion starts to bite.

  2. Standing codes for the cleaner, the handyman and a backup for you, each named so the log is readable.

Can guest codes be sent automatically from my booking platform?

Often, yes. Many hosting and property-management tools integrate with popular Wi-Fi locks to create a code for each reservation and delete it after check-out. We set the lock up so it is ready to link; connecting it to your specific platform is usually a few taps in that platform's settings.

What if the Wi-Fi goes down during a guest stay?

Codes already stored in the lock keep working with no internet, so guests can still get in. You lose remote control and notifications until the connection returns. This is one reason we test Wi-Fi strength at the door and prefer locks that store codes locally.

Do I still need a lockbox?

Keep one, but only for the backup key. We rekey the override cylinder so only that key works, and you share the lockbox code only with your cleaner. Guests never need it, which is the whole point.

Can you install locks on several rental units the same day?

Does a smart lock help with San Diego STRO compliance?

A lock is not part of the license itself, but the STRO rules hold the host responsible for how the rental operates, and controlled access with an audit log makes that much easier to manage.
